The Procedure in 4 Steps
Legal Due Diligence The buyer’s attorney conducts a thorough title check for the legality of the property, any encumbrances, debts, pending issues and its planning status.
This check is the foundation of the security of the transaction and fully protects the interests of the buyer.

2. Contract drafting
We prepare the preliminary and final purchase and sale contract, with clear terms and in full compliance with the applicable legislation, ensuring the protection of both parties.

3. Purchase contract
We coordinate the signing of the final contract before the notary, with the presence of all parties involved and the completion of the financial settlement in accordance with the law.

4. Transcription & Registration
We ensure the transcription of the deed at the Land Registry (where it still operates) or the registration at the Greek Land Registry, a procedure which is now exclusively carried out by the notary, thus completing the legal transfer of the property.

Collection of supporting documents & Coordination

The necessary documents are issued by the seller, in cooperation with his engineer and sometimes his accountant.

Golden Visa requires an investment in Greek property worth between €400,000 and €800,000, depending on the region.
For cases of change of use from commercial to residential, the minimum investment threshold is €250,000.
The Role of the Notary

1.Purchase Contract We draw up and validate the notarial deed of purchase of the property, ensuring that the transfer of ownership is completed legally and with full security in your name.

2. Document Preparation
We undertake the complete preparation of all notarial and supporting documents required for the Golden Visa application, such as:

Powers of attorney for representation (if necessary)

Certified copies of passports and other documents

Official translations of foreign language documents

Certificates and solemn declarations

3. Coordination with a Lawyer
We work closely with your lawyer, who will take care of the legal submission of your application to the Ministry of Immigration.

Greek law provides for three basic types of covenants:

1. Idiographic Covenant

The simplest form of will that you can write yourself and file it with the notary for safekeeping.

2. Public Testament

It is drawn up before a notary and is the safest form of will.

Procedure:

You declare your last wishes to the notary in the presence of three witnesses or one witness and another notary.

3. Secret Covenant

It combines elements of the two previous ones: it is drawn up by the testator but delivered stamped to the notary.

All wills that meet the legal requirements have the same legal force. That is:

A private will (without witnesses) is just as valid as a public or secret will

The presence of witnesses does not strengthen the legal validity of the will

This process is carried out without requiring the customer’s Taxisnet codes, thus ensuring both the speed of the transaction and the security of your personal data.

The legal basis for the direct access and issuance of documents by the Notary was established by the
Law 4607/2019 (Government Gazette A’ 65/24.04.2019) and in particular by Article 72 thereof, which provided for the electronic interoperability of Notaries with the Public Authorities (AADE, e-EFKA, Land Registry etc.etc.), stipulating that Notaries, within the framework of their competences, now have direct access and can issue the necessary certificates electronically.
